Terms & Conditions
1. Introduction
Welcome to H&S Building Contractors. These Terms and Conditions govern the building and construction services provided by us to you. By engaging our services, you agree to be bound by these terms, which are tailored for UK construction standards and regulations.
2. Definitions
'Contractor' refers to H&S Building Contractors. 'Client' refers to the person or entity requesting building services. 'Works' refers to the construction, renovation, or refurbishment services detailed in the agreed quote.
3. Services
We provide residential and commercial building services, including extensions, refurbishments, and structural works. All services will be performed with reasonable skill and care, adhering to UK Building Regulations and health and safety standards.
4. Quotes and Payments
Quotes are valid for 30 days. A deposit is required to secure a start date. Payment milestones will be established within the project schedule. Final payment is due immediately upon completion and handover of the works.
5. Changes and Variations
Any variations to the original quote must be agreed upon in writing. Changes may affect the project timeline and the final cost. We reserve the right to adjust pricing should unforeseen structural issues arise during the build.
6. Access to Site and Client Responsibilities
The Client must provide clear access to the site during agreed working hours. It is the Client's responsibility to obtain all necessary planning permissions and party wall agreements unless otherwise specified in our contract.
7. Delays and Force Majeure
While we strive to meet all deadlines, we are not liable for delays caused by extreme weather, supply chain disruptions, or other events beyond our control (Force Majeure). We will communicate any timeline adjustments promptly.
8. Warranties and Defects
All works carry a standard structural warranty. Any defects arising from workmanship within the first 12 months will be rectified by us at no additional cost, provided they are reported in writing immediately.
9. Liability
The Contractor maintains Public Liability and Employer's Liability insurance. Our liability for any claim shall not exceed the total contract price of the works, except in cases of personal injury or death where legally required.
10. Termination
Either party may terminate the agreement upon 14 days' written notice. In the event of termination, the Client is liable for the cost of all works completed and materials ordered up to the date of termination.
11. Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the English courts.
